Plan for homes on edge of village set for approval

Plans to build up to 180 homes on the edge of a village in Leicestershire are set to be given the go-ahead.

Blaby District Council's planning committee is recommended by officers to approve proposals on Thursday from Bloor Homes Limited for a housing development on land off Broughton Road in Cosby.

According to planning documents, 25% of properties in the proposed development would be classed as affordable.

A report from planning officers states the benefits of the proposal "significantly and demonstrably outweigh" negative impacts which would be "mitigated as far as reasonably practical".

Plans state the site would also include a play area as well as green space.

The report prepared for councillors adds that a series of road works are proposed, including the creation of a mini roundabout in the centre of Cosby and the extension of a 30mph speed limit zone.

It adds that the application has received 80 letters of objection, which raise concerns, including a "lack of facilities" in the village, as well as traffic calming measures not being able to mitigate the impact of the proposed development.

The report outlines the scheme would not have a "detrimental" impact on road safety and that the proposed off-site road works could reduce the likelihood of crashes.

Documents detail the application will be subject to a Section 106 legal agreement in which the developer will pay towards services in the area, including £1,544,701.98 towards education.
